330 EAST CENTRAL PROJECT 7 1/2 FOOT BLUNDER

Planning for the 330 E. Central Blvd high-rise that is proposed to be located next to The Waverly has hit a snag, more specifically, a 7 1/2 foot snag.
An error by the planners has resulted in 7 1/2 feet no longer being available to the project.
The project was scheduled to come before the Municipal Planning Board (MPB) on Nov. 21st, however has now been postponed until the January meeting.
The developer has conceded the 7 1/2 feet, and is now working on a scaled-down project that will provide a 10 foot setback on the south side, and a 5 foot setback on the west side of the project. Also, a zoning change from the current AC-3A/T zoning to Planned Development (PD zoning) is no longer being requested, however a Master Plan Approval for the proposed building will still need to be requested.
The residential tower project (originally proposed at 245 ft.) has been meeting with much resistance from nearby Waverly residents concerned over view obstruction, over-density, zoning change to remove retail requirements, and traffic issues on Lake Ave, where future traffic into The Paramount (currently under-construction) will also flow.
The developer met with Waverly residents several weeks ago to discuss the project, however many residents concerns have not been abated. The developer has also been approached by The Waverly regarding the purchasing of air space above the lot, however this option is not currently being considered by the developer. A similar option was taken in the past by the developers of Tradition Towers who purchased air space from the City of Orlando above the E. Central Blvd. Parking garage (across from the Orlando Public Library) for a reported $300K.
